I give up...
Well I took the house off the market yesterday... just not going anywhere so its time to get another rent. Will try again in the spring possibly

Open House
I put my house up for sale at the end of August... that week everyone else decided to put their home up (including my neighbor) as well. So in a market that generally had about 3000 homes for sale, it now has 9000 homes for sale. Add to that, people wanting to buy are unable to qualify for a loan. My mortgage friend said this doesn't have to do with their credit, as much as unqualified mortgage agents that don't know how to do any loans but the "easy" ones.
Now add to this the 9000 people that want to sell so they can become buyers.. can't because there are no buyers. Double whammy or what?
My house appraises at approximately $262,000 (not done professionally but on www.zillow.com) So I thought it was very realistic pricing it at $253,900 it would take a few days to sell. Well after the "Tuesday Bus Tour" came through and 25 agents looked at my house, they said lower it more. So the price was dropped to $245,000. Wow I had 1 person stop in to look at the house. Several weeks later I dropped it again, it is now priced at $239,000. Showings have now increased, and I don't feel like cleaning my house daily is a waste of time. Still no offers.
Yesterday we had an Open house. As I went outside I noticed oh yeah my neighbors are having an open house too. Yes I'm sure that brings more traffic in, but I'm just getting peeved that everything I do ... they do.. Ugh! They haven't dropped thier price staying steady at $250,000.
So I continue to fix things around the house, touch up the paint, and wonder if this house will ever sell. My agent (cousin) should call Monday to let me know how the open house went. I've added a $2000 allowance for flooring because the carpets are pretty grungy. Why anyone puts white carpet in their house I'll never understand!

I did go over to my friends neighbor to look at her house for possible purchase. The neighbor moved in with her daughter as she's hit that age when you just can't live alone anymore. It's a cute house on the outside. The inside reminds me of the 60's! The house I grew up in had push button lights instead of flip switches. This house had push buttons, which made me all melancholy. The problem is there are cracks in the ceiling, and under each window. The kitchen is set up horribly and would need t be totally gutted. The backyard is huge and you could easily add onto the back of the house. However, the part that really made me uncomfortable is the fact that the furnace and water heater are both in the crawl space under the house. So even though location is perfect, the house is not for me.
